Who wrote this, and how we compared

We're Bina Studio, a small web studio in Kuala Lumpur, and we're one of the seven options in this guide. That's worth saying up front, because a comparison written by one of the people being compared deserves some scepticism.

So here are the ground rules we set ourselves. Every figure comes from each studio's own public website, read on 20 October 2026. Where a studio doesn't publish something, such as its hosting price or turnaround time, we say so rather than guess. And for each studio we've written down where it is genuinely the better choice, including where it beats us.

Prices change. If you run one of these studios and something here is out of date, tell us through our contact page and we'll correct it.

The seven studios at a glance

The table shows each studio's published packages as they advertise them. Read the pages column before the price column: a five-page package and a one-page package are different products, even when both are called a website.

The range runs from RM250 to RM12,500 for the build alone. That gap isn't one studio being greedy and another being generous. It comes from three different ways of running a web business, and once you can see which model a quote belongs to, comparing quotes gets much easier.

Why the prices are so far apart: three business models

Almost every web design offer in Malaysia fits one of three models. None of them is wrong. They suit different businesses.

  • The full-service agency. A team of designers, developers, a project manager and often an SEO or branding specialist. Packages include more pages, and frequently stock or original photography, content help and SEO setup. You pay for the team's time and the coordination between them. Web Ninja Studio, Rebrand and Simple Web Design sit here.
  • The lean custom-coded studio. A small team that codes each site directly rather than starting from a theme. Packages are smaller and cheaper, and you usually supply the words and photos yourself. Anchor Sprint and Bina Studio sit here.
  • The subscription. Little or nothing upfront, then a monthly or yearly fee that covers the site, hosting and some maintenance. It is easy on cash flow, but the total keeps growing for as long as you stay. ZenWeb and RM1 Website sit here.

The biggest hidden variable is content. Writing ten pages of good copy and sourcing twenty photos is real work. When an agency package includes it, part of the higher price is that work. When a cheaper package doesn't, you'll be doing it yourself or paying for it separately. Neither is a trick, but you need to know which one you're buying.

Web Ninja Studio: the award-winning WordPress agency, from RM3,800

Web Ninja Studio has been running since 2013 from Chan Sow Lin in Kuala Lumpur, and it is one of the most visible web design agencies in Malaysia. Its work for Youmee won Site of the Year and a Web Excellence Award at the Malaysia Website Awards 2024, and it lists several Site of the Month awards before that.

Its published packages are RM3,800 for five custom pages ready in 14 days, RM5,500 for ten pages in 21 days, and RM6,600 for a WooCommerce store in 30 days. Larger enterprise builds go up to RM12,500. Packages include premium stock photos (10 or 20), SEO setup at different levels, and WordPress with Elementor, so you can edit text and images yourself after launch. The agency also offers unlimited email or phone consultation after the site is handed over.

Questions to ask before you sign: what hosting and maintenance will cost each year, since those prices aren't published; and how WordPress plugin and security updates are handled, because a WordPress site needs them regularly. Its maintenance page notes that malware cleanup is quoted separately.

Rebrand: one yearly bill for hosting, email and small changes, from RM3,500

Rebrand's corporate packages are RM3,500 for a five-page website and RM5,500 for ten pages, both with premium template design. Its e-commerce package is RM6,500 for ten pages with up to 50 products uploaded and a payment gateway.

What stands out is the renewal. From year two you pay RM999 a year (RM1,099 for e-commerce), and that covers the domain, hosting, unlimited corporate email accounts, technical support and four hours of maintenance. Copywriting is an optional extra at RM1,200 for about 1,500 words.

Questions to ask: how much of the design can be tailored to your brand, and what happens to the site and domain if you ever stop renewing. Both are worth asking any studio that bundles hosting into a yearly fee.

Simple Web Design: template packages with a CMS, from RM2,500

Simple Web Design lists three packages: RM2,500 for up to five pages, RM3,500 for up to ten and RM5,500 for up to twenty. All use template designs on a content management system, and the site says it trains you to use it. The packages include stock images, SSL, hosting, basic SEO and at least a year of email and phone support, and the largest includes copywriting.

Questions to ask: the yearly renewal cost and the build time, neither of which is published.

Anchor Sprint: custom-coded sites with clear timelines, from RM1,800

Anchor Sprint is the closest to us in approach. It builds every site in code with Next.js and React rather than on a theme, and it publishes almost everything: RM1,800 for a one-page site in 7 working days, RM3,000 for up to five pages in 14, and RM5,000 for up to ten pages in 21. Year one includes a .com domain, hosting, SSL and SEO setup. From year two, domain and hosting renew at RM600 a year.

Each package has room for 10 to 30 photos, revision rounds that grow with the tier (one, two or three) and a post-launch warranty of 14, 30 or 60 days. A self-edit CMS is part of its custom tier.

Questions to ask: whether you can edit content yourself on the lower tiers, and what changes after launch cost.

ZenWeb: a monthly subscription from RM379

ZenWeb takes the subscription route. Its Starter plan is RM379 a month for three pages, and Growth is RM479 a month for up to six, both on a one-year contract. The fee covers a custom layout, the domain, hosting, maintenance and a set of credits for changes.

Subscriptions are easy to start because nothing large is due upfront. The trade-off is the total. Starter costs RM4,548 in the first year and RM22,740 over five years if the price stays the same. That buys continuous maintenance, which has value, but it's worth doing the sum before you sign.

Questions to ask: what you keep if you leave, whether that's the domain, the design or the content; the page doesn't say.

RM1 Website: fifteen static pages for RM365 a year

RM1 Website offers a fifteen-page static website for RM365 a year, with a minimum two-year commitment. That includes a .com.my domain, hosting, a business email address and delivery in five days. Optional maintenance is RM20 a month.

Questions to ask: how the domain and website files are handed over if you move on after the commitment period. It's a good question for any subscription, and easiest to settle before you start.

Bina Studio: small custom-coded builds, from RM250

Here's our own entry, held to the same standard. Bina Studio codes each website for the client. A landing page is RM250, a business website of one to three pages is RM399, a product catalogue is RM499, a booking website is RM599 and an online store is RM899, plus RM250 if you need a live payment gateway. Custom web apps start at RM999. Standard hosting is included with no monthly fee, and the domain is registered in your name; you pay its renewal yourself.

Most sites take three days to two weeks once the content is ready. The landing page includes one revision round and the other packages include two. We've built more than 100 websites, including property sales sites, an event hall and a consultancy with an editable portal.

What our low prices leave out matters as much as what they include. You supply the words and photos, or add copywriting from RM200. Editing the site yourself through a CMS is an add-on from RM150. And RM399 covers up to three pages, not five or ten. We publish every add-on price on our pricing page so the full cost is visible before you ask.

What a website costs over five years

The build price is the number everyone compares, but you'll own the website for years. Here is what each studio's main small-business package costs over five years, using only published prices. Gaps are marked where a studio doesn't publish its renewal.

Five-year cost of each studio's main small-business package (RM)
  1. ZenWeb, StarterRM22,7403 pages. RM379 a month for 60 months; includes domain, hosting and maintenance.
  2. Rebrand, StandardRM7,4965 pages. RM3,500 build plus RM999 a year from year two, with email and 4 hours of maintenance.
  3. Anchor Sprint, BusinessRM5,400Up to 5 pages. RM3,000 build plus RM600 a year for domain and hosting from year two.
  4. Web Ninja Studio, EssentialRM3,800+5 pages. RM3,800 build; yearly hosting and maintenance are quoted, not published.
  5. Simple Web Design, The BasicsRM2,500+Up to 5 pages. RM2,500 build; the renewal price is not published.
  6. RM1 Website~RM1,82515+ static pages. RM365 a year, minimum two years.
  7. Bina Studio, Business WebsiteRM399+1 to 3 pages. RM399 build; hosting included, you pay your domain renewal.

A dashed end means more is due that the studio does not publish, such as hosting or renewals. Hover or tab to a row for details. The table below has the same figures.

Two cautions. First, these packages aren't equal: they differ in pages, content help and how much you can edit yourself, so the cheapest line isn't automatically the best value. Second, the ZenWeb and RM1 Website totals assume today's prices continue, which no subscription guarantees.

Seven questions that make any two quotes comparable

Send the same seven questions to every studio on your shortlist. The answers turn a RM399 quote and a RM3,800 quote into two things you can actually compare.

  1. How many pages are included, and what does an extra page cost?
  2. Who writes the words and provides the photos, and what does it cost if you do it?
  3. Which platform is it built on, and can I edit the content myself without paying a developer?
  4. What will I pay every year after launch, and what exactly does that cover?
  5. Whose name is the domain registered in, and do I get the login?
  6. If I leave, what do I take with me: the domain, the content, the design files?
  7. How long will it take, and how many revision rounds are included?

A good studio answers all seven in writing without fuss. If a quote stays vague on number four or six, treat that as the answer.

9 questions to ask before you pay a web designer

Which kind of studio fits your business?

  • Choose a full-service agency if your website is a major brand investment, you need many pages, photography or copywriting, and you'd like one team to manage it all.
  • Choose a lean custom-coded studio if you need a fast, focused site for a clear job, such as enquiries, bookings or a product catalogue, can supply your own content, and want a low one-time cost.
  • Choose a subscription if upfront cash is the main constraint and you're happy to pay monthly for someone else to keep the site maintained.
  • Build it yourself on a website builder if you have time, enjoy the work and the site is simple. It's the cheapest option in money, not in hours.
